Coverage Details

Is a Home Inspection Required to purchase the home warranty?

No. Western Warranty does not require a home inspection in order to purchase a home warranty. However, covered items must be in good working condition, properly installed, and properly maintained at the time of the purchase to qualify for coverage on the item. We recommend that the homeowner or agent send us a copy of the home inspection so we can cover Pre-Existing Conditions for the homeowner and prevent delays in processing any claim. If the home warranty is purchased as part of a real estate transaction then a copy of the home inspection will be required prior to approving a future claim.

Pre-Existing Condition Coverage

Western Warranty will cover pre-existing conditions that were present prior to the date the coverage begins if a home inspection is completed within the last 60 days prior to the coverage start date and shows that the appliance or system is in good working condition and properly maintained through a visual and/or operational inspection. 

A home warranty will not cover repairs or replacements that are noted on a home inspection

It is important to understand that a home warranty will only cover appliances and systems that fail after coverage begins. If a home inspection shows a problem in the home at the time of the inspection, the buyer or agent should request that the problem be repaired or a discount offered to the homebuyer prior to the purchase. If repairs are made on the item then simply send us a copy of the receipts along with the home inspection to show that the item was in good working condition at the start of the warranty coverage and then the item will be properly covered for the homeowner. 

Seller Listing Coverage

Home Sellers can receive 180 days of listing coverage that can protect the seller from unforeseen repair expenses during the listing period and home inspection. The Seller listing coverage is available as an optional item or included at no cost in our Total Home Warranty plan.  Listing Coverage covers Air Conditioning, Heating, Electrical, Plumbing, and Water Heater. 

No Payment Due until Closing

The home warranty and seller coverage can be paid for at closing. 

Fast and Easy Transfer to New Owners

Once the home is sold simply let us know the new homeowners name and the home warranty will be transferred to them that day. 

Buyer Coverage Start Dates:

The Home Warranty begins on the day of sale for home purchasers. The homeowner will receive a proof of policy by email within 24 hours and mail within 7 - 10 days.

Transfer an Existing Home Warranty to Western Warranty

Homeowners with an existing home warranty with another home warranty company can transfer their home warranty to Western Warranty and their coverage will begin the same day. 

Existing Home Owners Purchasing a Home Warranty:

If you purchase a home warranty for a home that you have owned for more than 30 days, then the warranty coverage will begin 30 days after the home warranty is purchased unless you have an existing home warranty plan with another company, in which case we will activate the home warranty the same day. The home warranty will not cover any pre-existing conditions that are known at the time the home warranty is purchased.

Can I purchase the home warranty for a home buyer?

Yes. Just enter the buyers name when you place the order as the homeowner or if you don't know it yet enter the existing homeowners name and then we'll update it at closing . We'll send you both a copy of the home warranty proof binder for your records.   

Can the home warranty be transferred?

Yes. The warranty is established for the property address and will transfer to the new property owner anytime the home changes ownership.  All you have to do is notify us of the new owners name and we'll update the warranty.

When will I receive the home warranty?

We will send you an email confirmation with a home warranty binder within 24 hours of your order and you should receive a confirmation by postal mail within 7-10 days.

 

You can select the start date when you complete the order. For a home warranty that is included in the sale of a home, the effective start date is on the closing date.

When you request repair service for a covered item that breakdown you simply file the repair claim at www.WesternWarranty.com and we’ll send out a contractor to repair the item. As long as the repair is covered by the warranty your only out of pocket expense is your service deductible.

  • Choose your own contractor or have Western send a contractor to you

  • Pay your Service Deductible Fee

  • The contractor will then come to your home and diagnose the problem

  • Based on the contractor’s diagnosis we will determine if the problem is covered by your warranty. If it covered then the contractor will repair the item for you.

 

Is there an age limit for an item to be covered by the warranty?

No. There is no age limit for items to be covered by the home warranty with Western Warranty.

 

What is the difference between a home warranty and homeowners insurance?

Homeowners insurance protects your home from events that may happen like floods, fires, and storms.

A home warranty protects you when a covered appliance or home system breakdown due to normal wear and tear of the item.
