The Home Warranty begins on the day of sale for home purchasers. You will receive a proof of policy by email within 24 hours and mail within 7 - 10 days.

Existing Home Owners

Can I purchase the home warranty for a home buyer?

Yes. Just enter the buyers name when you place the order. We'll send you both a copy of the home warranty proof binder for your records.   

Can the home warranty be transferred?

Yes. The warranty is established for the property address and will transfer to the new property owner anytime the home changes ownership.  All you have to do is notify us of the new owners name and we'll update the warranty.

When will I receive the home warranty?

We will send you an email confirmation with a home warranty binder within 24 hours of your order and you should receive a confirmation by postal mail within 7-10 days.

 

You can select the start date when you complete the order. For a home warranty that is included in the sale of a home, the effective start date is on the closing date.

  • Choose your own contractor or have Western send a contractor to you

  • Pay your Service Deductible Fee

  • The contractor will then come to your home and diagnose the problem

  • Based on the contractor’s diagnosis we will determine if the problem is covered by your warranty. If it covered then the contractor will repair the item for you.

 

Is a home inspection required to have a home warranty?

No. We do not require home inspections or maintenance records before you purchase a warranty.

 

Is there an age limit for an item to be covered by the warranty?

No. There is no age limit for items to be covered by the home warranty with Western Warranty.

 

What is the difference between a home warranty and homeowners insurance?

Homeowners insurance protects your home from events that may happen like floods, fires, and storms.
