Frequently Asked Questions:

What is a Home Warranty?

A home warranty will cover the repair or replacement of your homes major appliances and systems when they breakdown regardless of the items age.

How much does a Home Warranty Cost?

2020 Annual Home Warranty Rates from $300 to $600. Available in CO, OH, MO, MT, NE, NM, VA

Can I purchase the home warranty for a home buyer?

Yes. Just enter the buyers name when you place the order as the homeowner or if you don't know it yet enter the existing homeowners name and then we'll update it at closing . We'll send you both a copy of the home warranty proof binder for your records.

Can the home warranty be transferred?

Yes. The warranty is established for the property address and will transfer to the new property owner anytime the home changes ownership.  All you have to do is notify us of the new owners name and we'll update the warranty.

When will I receive the home warranty?

We will send you an email confirmation with a home warranty binder within 24 hours of your order and you should receive a confirmation by postal mail within 7-10 days.

You can select the start date when you complete the order. For a home warranty that is included in the sale of a home, the effective start date is on the closing date.

Why should I purchase a home warranty?

If an appliance or system like your refrigerator or A/C unit breaks down it can typically cost a thousand dollars or more to repair the item without a home warranty. It is recommended that you have at least 2% of the your home’s value set aside for emergency appliance and system repairs if you don’t have a home warranty.  On a $200,000 home that equals a minimum of $4,000 saved just for repair expenses.

Instead of worrying about having enough money saved for unexpected repairs, you can purchase an affordable home warranty plan with Western Warranty that will help manage and repair covered breakdowns.

How does a home warranty work?

When you request repair service for a covered item that breakdown you simply file the repair claim at www.WesternWarranty.com and we’ll send out a contractor to repair the item. As long as the repair is covered by the warranty your only out of pocket expense is your service deductible.

  • Request service by filing a repair claim online at Western Warranty.

  • Choose your own contractor or have Western send a contractor to you

  • Pay your Service Deductible Fee

  • The contractor will then come to your home and diagnose the problem

  • Based on the contractor’s diagnosis we will determine if the problem is covered by your warranty. If it covered then the contractor will repair the item for you.

Is a home inspection required to have a home warranty?

No. We do not require home inspections or maintenance records before you purchase a warranty.

Is there an age limit for an item to be covered by the warranty?

No. There is no age limit for items to be covered by the home warranty with Western Warranty.

What is the difference between a home warranty and homeowners insurance?

Homeowners insurance protects your home from events that may happen like floods, fires, and storms.

A home warranty protects you when a covered appliance or home system breakdown due to normal wear and tear of the item.

What is the difference between a home warranty and a manufacturer’s warranty?

A manufacturers warranty will cover failed parts of a single item like a Refrigerator or Oven for a specific time period but does not always cover the cost of labor or repair.

A home warranty will cover multiple appliances and home systems regardless of their age. A home warranty generally provides better protection for your appliances and home systems.
